Urban Master Planned Community Analysis – Southern California

The Concord Group was engaged by a corporate real estate owner to evaluate the redevelopment of a major commercial facility into an urban master planned mixed-use community in Southern California.  The master plan’s initial program included for-sale and rental residential and retail uses, situated proximate to various transit options.

We completed a comprehensive analysis of the residential and commercial supply pipeline for the metro area, allowing us to predict how competing projects might influence our client’s site.  Given the anticipated scale and timeline of the project, we created a development program to attract a diverse set of buyers and tenants through a number of economic cycles.  Our calculation of historical and future annual demand allowed us to deliver insights into buyer patterns and lifecycle trends from the current recessionary economic cycle through a long-term recovery – helping the client stay ahead of the curve in marketing its urban community.

Our analysis of lifestyle profiles defined the design and positioning of the recommended residential and retail types, and our financial modeling helped maximize returns to the land owner and developer.  The results of our analysis were significant drivers of the client’s land planning, political strategy and financial decisions throughout the entitlement process.
