Mixed-Use Community Analysis & Valuation

TCG was engaged by an investment bank to evaluate the investment potential of a large-scale, mixed-use master-planned community in the Washington, DC metropolitan area. The master plan’s program included more than three million square feet of office space, over 700,000 square feet of retail space, 750 hotel rooms and 1,000 for-sale and for-rent residential units in a lifestyle-oriented environment.

 

We analyzed macro and submarket level supply and demand trends for each land use at the subject site. Based on market dynamics, site positioning, prevailing building costs and comparable sales and land trades, our team derived a valuation of the property under current conditions and various scenarios. The results were critical to the client’s investment committee meeting and ensuing investment decisions.
