Loan Portfolio Analysis for Private Equity Firm – International Portfolio

The Concord Group was retained by an international private equity firm to determine the value of a portfolio of distressed real estate loans.  The pool was comprised of acquisition, development, and construction loans at various stages of completion and of multiple product types, including office, retail, hotel, apartments, and logistics.  The sites were located in nine states, twelve United States submarkets, eleven European countries, and four Asian nations.  Given the short due diligence timeframe and large number of assets in question, the client needed a reliable and fast assessment of the portfolio to help generate a bid price.

Based on evaluations of each submarket and asset, including the identification of potential risks or opportunities, we derived a valuation of the prospective portfolio under current market conditions and> various liquidation scenarios that exceeded $17 billion.  The results were used by the client’s investment committee to set the bid price.

Our ability to deploy resources companywide, across three offices, with consultants scattered across the globe, was crucial to the project.  We delivered the valuation results within three weeks thereby accommodating the transaction’s compressed due diligence timeframe.
